I want to do a minor bathroom remodel. It’s a small 6′ x 12′ bathroom (and the tub and shower area take up a lot of that). It will include a new 48" single sink bathroom vanity (nothing fancy – Home Depot vanity) with a Silestone top, new lighting fixtures, and a new tile floor. I will tile the shower surround myself as I am extremely handy and my husband and I will attach all the new light fixtures. However, the big thing I want to have done (and this will have to be done professionally) is have new sheetrock put on all the walls (it’s a 1929 home and I’m sure green board wasn’t used and the existing sheetrock is ugly and dinged up) and the ceiling re-sheetrocked (I have awful painted popcorn ceiling and if it’s asbestos (I’m going to have it tested) I’d rather cover it up). I also need to have a new vent/light combo put in. I will even probably do all the sealing and painting if the drywall guy does all the tape and bed.
Can I expect to do this less than $5k or am I deceiving myself? Does anyone know ways to keep the price down? I may keep the existing ceramic tile floor to save money. It’s just a boring 12" ivory, but I am worried that the removal of the walls and baseboards might mess it up so it will have to be done again. Suggestions???
Damn, rereading it, it seems like it might be a Moajor bathroom remodel. Either way, I’d like to know tips on how to keep it as inexpensive as possible. Thanks!

First of all, have the ceiling and walls checked for asbestos and lead. If either are found, spend the money and have the pros get rid of it. You are talking about a 1929 house so nothing is quite the same as today. Aside from that expense there’s no reason why you couldn’t do everything for under $1000.00 Shop for tile that has been discontinued. You should be able to find it for under $3 a sq. foot. Stick with ceramic. You already know what the vanity and sink cost. Dry-walling a room this small should take a few hours. It’s not hard. Get some tips from the internet. You may want a pro if there is a texture on your walls or you don’t want them perfectly smooth. Look for lighting and a fan at Depot. It’s all pretty straight forward. Good luck!!!

I am wanting to do some painting in my bathroom and I am having a hard time trying to figure out what to paint the walls and cabinets and other wood work. The reason I am having such a problem is because of the color of the toliet, tub and sink. I think it is like a light brown beige color. All three of them match, currently all the cabinets are the same color as the toliet, sink and tub and they had some ugly wall paper on the walls that were very similar in color. The bathroom is fairly small with the tub being behind the door. I want it to feel bigger. With the tan/brown/beige whatever it is toliet, tub, and sink the color that it is what do you think I should paint the cabinets and the walls??
I plan on using all nickel accents, such as toliet paper holder, towel rack and new light fixtures and replacing the cabinet knobs and door knob. If you can include pictures of a bathroom similar with the brown/tan toliet and sink that would be nice. I am just scared that it won’t turn out good.

Light aqua blue or grayish blue goes really well with brown colors, including beige. It’s pretty popular for both bedrooms and bathrooms, and I think it would go particularly well with brushed nickel accents.

I linked a few pictures that I found. Though there isn’t a beige toilet, it does give an idea how the two colors go together and could work with your own bathroom.

Also, if you’re confused as to what KIND of blue (or any color for that matter) to pick, you can ask a color expert at the paint store or Home Depot to better help your decision.

I lived there for 3.5 years. In August we found a great new place and had to take it immediately. I paid rent for both my new house and the old condo in August because I wanted to do the right thing and give her 30 days notice. I also wanted to make sure the place was spotless so I could get my deposit back.

The entire condo is in much, much better condition than when I moved in. I had the 40 year old cabinets painted white by a professional, with my landlord’s permission. I replaced the horrible spider webbed and dingy garden with a pretty bench and plant stand with brand new plants at her request, I left all of that when I moved, it looks great. I replaced the bathroom fixtures that were from the 80′s with new brushed nickel fixtures. This was all at my own expense. She now says it will cost her at least $3,000 to get the place ready to rent. I think she just wants to keep my money because I found out that there were termites and a bad water heater right when I was moving out and she doesn’t have the money to give me. The termite inspector cleared the place in June. I still have that receipt.

I am so mad right now. I dealt with all kinds of crap with this rental… a hole in the ceiling for 3 months after a pipe burst and she was "too busy" to get it patched by her handyman husband. A heater that had to be turned off at the circut breaker because the thermostat was broken. Certain nasty bugs that infested the areas outside, so we couldn’t even go outside at night. You wouldn’t believe the MOLD. (That was the biggest part of why we moved…my daughter kept getting very ill with asthma from the mold.) The list goes on and on.

So the carpet is the only issue that I take responsibility for. There are stains caused by us. It needs to be replaced in the family/dining room and the master bedroom. I think a total of maybe 450-500 sq. feet, if that. (the entire condo is 860 sq. ft. with stairs) The carpet was already at least 1-2 years old and not in great shape when we moved in.

the carpet is replaced pretty much everytime a new tenant moves in an apartment. She would have been doing that regardless. You should consult a lawyer cause she is taking advantage of you.

We just bought a paint sprayer and I can’t wait to try it. My husband just got done building a small second bathroom. He wants me to paint it. I want to use the sprayer which he thinks is a waste of time because I have to tape EVERYTHING off and think it would be quicker by hand. I am not the best painter when it comes to the roller and I am not neat by any means but I understand what he means. I’ll have to tape off the shower, the floor, the toilet and the sink and all the light fixtures.. Which do you think will be the best for me? Taping everything off and spraying or trying to hand paint it?

Use the roller! The paint sprayer will be more trouble than it’s worth for a small space. When you paint by hand, you still need to tape off all the edges with painters tape. This may sound time consuming, but it goes much faster than you think.

BATHROOM

” Light fixtures cleaned (Be sure to do this first as dust will fall)
” Remove cobwebs with broom if any
” Clean mirrors and any other wall hangings
” Vacuum vents
” Wash shower curtain bar
” Tub and/or shower tiles cleaned, disinfected and rinsed DRY Be sure to get around corners
” Inside and front of tub and showers cleaned DRY If cleaning a stabd up shower MAKE SURE you clean the bottom all around the edges
” Toilet base, rim, inside and outside disinfected and wiped DRY
” Sink cleaned, disinfected and rinsed as well as faucets DRY
” Bathroom counter thoroughly cleaned … be sure to get behind the taps DRY
” Cupboards wiped top to bottom (inside at request)
” Window sills wiped down/vacuumed out.. Windows washed
” Trash emptied and cleaned
” Baseboards dusted and/or wiped (If needed)

- remove oven burner inserts and wash, if the oventop lifts, lift and clean under, if not, vacuum through burner holes
-Wash inside oven if requested

” Window sills cleaned and vacuumed – Windows washed
” Baseboards dusted or wiped

I have an ice maker and discovered there is a removable tray in it. Also if you clean inside someones refrigerator, charge extra. One other thing. When you load someones dishwasher, NEVER start it up. Leave it for them to hit the start button. Those things are finicky and if they leak, you may find yourself replacing someone’s floor.
